Can I sublease my rental?

No. Gentry Investment Properties does not permit subleasing. If you need to make changes to your lease please contact your property manager.

Question 2

When is rent due? Is there a grace period?

Accepted Answer

Rent is always due on the 1st, but we do offer a grace period until the 5th of each month. If rent is received on the 6th or later, you will incur a late fee. If payment is not received on the 5th, you also run the risk of being evicted.

Question 3

What forms of payment does Gentry Investment Properties accept?

Gentry Investment Properties only accepts payments online through your portal through inngao.com.

Question 4

Will I be charged for maintenance at the property?

Accepted Answer

If a tenant or guest of the tenant caused the damage, the charges are automatically the responsibility of the tenant.

Question 5

How is a request for routine maintenance submitted?

Accepted Answer

All maintenance requests need to be submitted in writing. The best and easiest form is to submit the request is via text message.

Question 6

May I run an in-home day care center or other business out of the property I rent?

Accepted Answer

No. We do not permit daycares or any other business to be run out of our rental properties.

Question 7

If I would like to paint a room in a home I rent from you, do you permit painting?"

Accepted Answer

Gentry Investment Properties does not permit tenants to do painting themselves. However, you may contact your Property Manager who can request approval from the property owner and get you a bid for our professional painters to paint an approved color. Gentry Investment Properties will only approve light, neutral colors.

Question 8

How many people can live with me?

Accepted Answer

The total number of residents and occupants in the home should not exceed two (2) per bedroom.

Question 9

I am having a hard time paying my rent this month. Can I get some extra time to pay?

Accepted Answer

No. Rent is due on the 1st of each month. You have until the 5th to make the payment. On the 6th you will be charged a late fee and be issued a 14 day Notice to Quit. On the 20th of the month an eviction case will be filed against you  in the county courts according to the Tennessee state laws. (Tenn. Code Ann. § 66-28-505.)

This is my first time being late, can you waive my late fee?

No. When a late fee is charged, it must be paid in a timely manner to avoid eviction.

Question 11

My friend went out of town, and I'm just watching her pet for a few days. Is this ok?

Accepted Answer

No. Unless your lease agreement specifically allows for pets, you are not allowed to bring pets to the dwelling, even for a short amount of time. If there has been evidence of pets at the dwelling you will be evicted according to Tennessee laws.

Question 12

How long can a guest stay in my home?

Accepted Answer

Any guest staying more than (14) days in a 6-month period will be considered a tenant, rather than a guest, and must be added to the lease agreement at the cost of the new tenant.

Can I upgrade the fixtures in the unit?

Not without written permission from Gentry Investment Properties.

Can I make repairs/upgrades to the unit in exchange for a discount on the rent?

No.
