Application Process
The Process to Become an Actual Tenant

1. Pre-qualify
The first step to becoming a tenant is to pre-qualify. During our pre-qualifying process you will answer a series of questions based on our list of qualifications. If you pass our list of qualifications, you can proceed to the next step to book a tour.
The next step to becoming a tenant is to book a tour to view the property. Tours can only be scheduled during certain days and times.

You will receive a telephone call or text message 24 hours before your appointment. When you arrive for your tour, one of our wonderful staff members will give you a guided tour of the property. At this time you may ask any questions that you have.
4. Fill Out Rental Application
​If the potential applicant likes what he or she sees during the tour, he or she can fill out a rental application. This application is done online and includes basic information about the applicant such as:

Full Name

Yearly Income
-
Number of People That Will Be Living in the Apartment

Current and Previous Addresses Including Landlord Contact Info

Background and Credit Check

At the time of the rental application a $75 non-refundable application fee will be charged

5. Applicant Screening
We will accept applications for 72 hours after a showing period. After all applications have been received, the information on the applicant's rental application will be verified. If any red flags are discovered during this screening process, we will discuss the issues with the applicant. Examples of issues that could come up are a poor credit score, a history of evictions or a criminal record. When all applications have been screened we will choose the most qualified tenant. We do NOT use a first come first serve basis when selecting an applicant. We choose from a pool of applicants that have passed our rigorous screening process. Each applicant is then scored using our Applicant Scoring Sheet. This sheet scores the applicant and the highest applicant is offered the unit. This is just like a job interview, not everyone who applies will gets the unit.

6. Review lease & Pay Move-in fee and First Month's Rent
​If your application is chosen you will be contacted via phone from one of our representatives and a copy of the lease agreement will be emailed to you to review. You will be sent a link to our online portal to pay the required move-in fee as well as the first FULL month's rent. You will have 48 hours to pay all associated move-in costs before your application is voided.
HCV/Section 8 recipients: If your application is chosen, you will be required to pay the $350 14 day - holding fee.
7. Sign Lease Agreement
​After all move-in costs have been paid you will be emailed a copy of the lease to sign, and a move-in date/time will be scheduled.

8. Walk-thru
Before you move into the unit you and the property manager will walk the property and complete a move-in checklist. This checklist is mutually agreed upon based on the condition of the property upon move-in by signing this form. Each party keeps a copy of the signed checklist. Tenant(s) and the property manager uses the move-in checklist during the pre-move out inspection and again when determining if any of the tenant’s deposit will be retained for cleaning or repairs after move-out.
9. Move Into Rental
​Finally, the applicant gets the key to the unit and can move into the rental. This is the point where the individual goes from being a prospective tenant to being an actual tenant.
