Application Process

The Process to Become an Actual Tenant

1. Book a tour

The first step to becoming a tenant is to express interest about one of our RENTALS by booking a tour to view the property. Tours can be scheduled during certain days and times by clicking on the link at the bottom of the listing. 

2. View the Property

You will receive a telephone call or text message 24 hours before your appointment. When you arrive for your tour, one of our wonderful staff members will give you a guided tour of the property. At this time you may ask any questions that you have.


3. Fill Out Rental Application

​If the potential applicant likes what he or she sees during the tour, he or she can fill out a rental application. This application is done online and includes basic information about the applicant such as:

  • Full Name

  • Yearly Income

  • Employment History 

  • Number of People That Will Be Living in the Apartment

  • Current and Previous Addresses Including Landlord Contact Info

  • Background and Credit Check

    • At the time of the rental application a $75 non-refundable application fee will be charged

5. Applicant Screening

After all applications have been received, the information on the tenant's rental application will be verified. If any red flags are discovered during this screening process, we will discuss the issues with the applicant. Examples of issues that could come up are a poor credit score, a history of evictions or a criminal record.  When all applications have been screened  we will choose the most qualified tenant . 

  • Gentry Investment Properties follows all Fair Housing Laws including protected classes: race, color, national origin, religion, sex, familial status and disability. 

6. Sign Lease Agreement

​If your application is chosen you will be contacted via phone from one of our representatives and you will be sent a copy of the lease to review and sign, and a move-in date will be scheduled.


7. Pay Move-in fee and First Month's Rent

​After signing your lease you will be sent a link to our online portal to pay the required to pay the move-in fee as well as the first month's rent. 


8. Walk-thru

After all fees have been paid the Tenant(s) & Property Manager walks the property and completes a move-in checklist. This checklist is mutually agreed upon based on the condition of the property upon move-in by signing this form. Each party keeps a copy of the signed checklist. Tenant(s) and the property manager uses the move-in checklist during the pre-move out inspection and again when determining if any of the tenant’s deposit will be retained for cleaning or repairs after move-out.


9. Move Into Rental

​Finally, the applicant can move into the rental. This is the point where the individual goes from being a prospective tenant to being an actual tenant. 

10. Enjoy your new home
